How do you grow direct bookings without paying Airbnb commission?

Reduce your dependence on Airbnb and Booking.com: the real cost of each channel, reasons for guests to book direct, and building guest loyalty.

Direct booking means selling your stays on your own website, without going through a platform that takes a commission. It does not usually replace Airbnb or Booking.com overnight: the safest approach is to keep the platforms to attract new guests, then gradually bring satisfied guests and regulars to book direct. A plugin such as GDA Kraft Booking, published by Global Digital Agency, provides the calendar, payment and synchronisation you need.

What is a direct booking?

A direct booking is a booking agreed between the guest and you, on your website, by phone or by email, with no distribution intermediary. An OTA (online travel agency, such as Airbnb, Booking.com or Vrbo), on the other hand, is a platform that brings you customers in exchange for a commission or service fees. See What is an OTA?.

How much does each channel really cost?

What changes at Airbnb in October 2026

According to the French trade press, from 13 October 2026 Airbnb is rolling out across the European Economic Area a fee model paid by the host only, at a rate of 15.5%, replacing fees split between host and guest (source: L'Écho touristique, in French, consulted on 12 October 2026). Terms may vary from account to account and some hosts may already be on this model: check your exact situation in the Airbnb Help Centre and in your host settings.

At Booking.com, the commission rate depends on your contract; it is often quoted at around 15%. Yours is shown in your extranet or on the Partner Hub.

Worked example

Fictitious example: a one-week stay charged at €1,000 to the guest, excluding tourist tax.

ChannelPaid by the guestChannel feesYou receive (before tax)
Airbnb, host-only model at 15.5%€1,000.00€155.00€845.00
Booking.com, contractual commission of 15% (assumption)€1,000.00€150.00€850.00, excluding any payment fees
Direct site with GDA Kraft Booking, launch offer€1,004.50€4.50 service fee shown to the guest€1,000.00, minus Stripe fees
Direct site, after 30 June 2027€1,009.00€9.00 service fee€1,000.00, minus Stripe fees

The GDA Kraft Booking service fee is 0.9% per payment collected online, reduced to 0.45% until 30 June 2027, paid by the guest on a “Service fee” line added to the total. Stripe's processing fees come on top according to Stripe's pricing. A bank transfer recorded manually carries no service fee.

What the table does not show

The direct channel has its own costs: domain name and web hosting, time spent answering questions, photos, possible online advertising, handling disputes without a platform's mediation. An OTA's commission also pays for its visibility, its customer service and, depending on the platform, certain guarantees. So the right question is not “commission or no commission”, but what share of your stays can move to direct booking without losing occupancy.

How do you get guests to book direct?

Give them a concrete reason

A guest who discovered your property on a platform has no reason to change habits without a benefit. A few legitimate levers:

  • a loyalty promo code reserved for past guests, shared after their stay (see Promo codes for vacation rentals);
  • more flexible terms when booking direct: early check-in, smaller deposit, more flexible cancellation;
  • a service not offered elsewhere: welcome hamper, linen included, personal recommendations;
  • the relationship: a single contact person, easy to reach, who replies quickly.

Check in each platform's terms what you are allowed to tell guests during a booking made through it: most strictly regulate sharing contact details and external links.

Make your site reassuring

Trust is the main obstacle to direct booking. Your site should show:

  • accurate, recent photos, room by room;
  • a detailed price before payment (stay, extras, tourist tax, service fee);
  • a secure payment page: with Kraft Pay, it is hosted by Stripe and accepts cards, Apple Pay and Google Pay;
  • your cancellation terms, in plain language;
  • your identity, your registration number where your local authority requires one (in France, see Holiday let registration number), and your contact details;
  • genuine reviews: your guests' reviews collected by Kraft Booking (“Reviews” menu), or your Google reviews displayed with the design modules included in the plugin (Kraft Designer).

Get found

  • A business profile on Google that links to your site.
  • A presence on the websites of the tourist office and local partners.
  • Useful content pages (the area, activities by season) that answer the searches guests actually make.

How do you build loyalty among past guests?

The guest who is cheapest to convince is the one who has already stayed with you.

  1. With their consent and in line with the GDPR, keep their contact details on your site: with GDA Kraft Booking, guest data stays on your WordPress site.
  2. After the stay, send a thank-you message and ask for a review (Kraft Booking can automatically send a review request one day after check-out: Settings › “Guest reviews”).
  3. A few months later, offer dates for the following season, with an exclusive benefit.
  4. Keep a note of their habits (time of year, length of stay, group make-up) to make the right offer at the right time.

How do you avoid double bookings between channels?

As long as you sell on several channels, calendars must stay aligned. GDA Kraft Booking re-reads the iCal calendars from Airbnb, Booking.com and Vrbo every 15 minutes and exports yours to them. A short delay always remains; days blocked before each arrival and after each departure (“05 Booking” tab) and an immediate deposit limit its effects. See iCal sync with Airbnb and Booking.com.

To get started, the plugin is free: it is downloaded from your free Kraft GDA account, and the downloaded edition includes everything, online payment included (no add-on to install). You can start with booking requests, then enable Kraft Pay to take payments online.

Frequently asked questions

Should I leave Airbnb to grow direct bookings?

No, that is not generally advisable at the start. The platforms bring new guests; direct booking mainly serves to bring back those who already know you and to capture those who find you by other means.

Does the 15.5% rate apply to all hosts?

According to the press, the host-only fee model is being extended from 13 October 2026 in the European Economic Area. Terms depend on your account: only the Airbnb Help Centre and your host account are authoritative.

Can I show a lower price on my site than on the platforms?

It depends on each platform's contractual terms and on your situation. Read your partner terms and, if in doubt, ask a legal adviser before pricing differently.

Who pays the service fee on my site?

The guest: it is added to the total on a “Service fee” line, visible from the quote: 0.9% per online payment, reduced to 0.45% until 30 June 2027. Stripe's fees are deducted from what you receive.
